House Rules
Indoor Capacity
Indoor facility holds up to 300 guests with dance floor, with capacity for 300+ when expanded outdoors.
12-Hour Exclusive Use
Includes a 12-hour exclusive use period across 17 acres with on-site manager and one hour rehearsal.
Furniture Included
Includes pine wood farm tables, round tables, cocktail tables, and folding chairs for 250+ guests, plus vintage buffet and lawn games.
BYOB Allowed
You may bring your own alcohol, the venue does not sell alcohol.
TABC Bartender Required
One bartender per 100 guests is required, and they must be TABC certified with basic liability insurance of one million dollars.
Outdoor Music Curfew
Outdoor music must end by 11:00 pm Friday and Saturday and 10:00 pm Sunday through Thursday, and sound cannot exceed 85 decibels at the property line.
Vendor Approval
Outside vendors are allowed with venue approval and proper insurance, and all vendors are not allowed to drink alcohol.
Decor Restrictions
No staples, tacks, tape, glue guns, or nails are allowed, and ladder work must be done by insured professionals.
Deposit
Booking requires half or one-third of the rental rate plus a $1,000 refundable security deposit, plus event liability insurance.
